We invest immense time and resources visiting trade shows each year, scouring vendor displays for their newest products. We have the opportunity to touch and feel these pieces before we recommend them to our clients. Thats a long way of saying: you can trust us. We have incredibly high standards for quality and style.

02.

After accepting our proposal and signing the service agreement, you will receive an invoice for 50% of the deisgn fee to begin.

For furnishing and material purchases, we request 100% payment up front via check or ACH before we order the materials/furnishings.

03.

Everything must be purchased through Dwell & Oak and we never charge more than retail for our purchases.

04.

For our design fee, we accept credit cards. For Furnishing and Product purchases, we accept ACH or check only.

05.

YES! We do. We give the direction with the selections on what the finished project needs to look like. We leave our architectural and structural drawings to the experts, they are considering codes, load bearing walls, and layout for plumbing, lighting and cabinetry. Then we come in and help with picking the interior finish selections and furniture.

06.

The main purpose of design support is to ensure the work being performed is in accordance with the approved design concept and manages the timeline, budget and overall keeps the project running seamlessly. Project management does not warranty or assume liability for work or scheduling performed by contractors, trades, subcontractors.

07.

We don't offer project managent exactly, but for renovation projects, we offer "Design Support" and that is a flat monthly fee from demo to when the project ends.

08.

During construction, we work closely with project manager(s) and/or your contractor to determine the scope of the project. This helps us manage expectations and provide timelines to the best of our ability. Especially if your project requires extensive construction, such as opening up walls and/or changing the footprint of the space. Projected timelines can change depending on what is discovered upon further inspections, etc.

10.

Full-service design is intended for clients who have larger budgets ($30k+) and are looking to hire a designer to design and execute their job from start to finish.

11.

The discovery call is to decide if we're a good fit for each other-we will see if we align on our aesthetics, investment and timeline. Start to think about how much you're able to spend, your timeline and how you would describe your aesthetic.

12.

No two design projects are alike, thus this can vary greatly, depending on the scope of work. However, on average, full-service design projects take 6-8 months and 9+ months for larger construction projects.

We like emails, texts, and phone calls - in that order. Additionally, It's best to obtain feedback inside our design program so we can keep track of our many moving projects all at once without messing anything up. Obviously phone calls can be very efficient and sometimes the most clear way to communicate, so we just try to take really great notes during them.
